Last week I came across this blog/post written by my friends at Keeping Current Matters. It was about the big demand for new homes for sale in the Tooele Utah.
Actually they don’t know where Tooele County is. They were writing about the positive aspects of the demand for growth around the country. I’m the one that localized it.
I’d like to send it on to you with some of my ideas and input regarding that subject.. While the circumstance in Tooele mirrors that mentioned in the article, Tooele County does have some of its own idiosyncrasies and challenges.
Inventory Of Homes For Sale
Bottom line, is that buyer demand is far out pacing the supply. Not as bad as it was two years ago, but still a daunting task for serious buyers. Anyone looking for the right home in the right area for the correct price is facing some hard work.
Here is a little help; a list of communities or cities w/in the county that provide the bulk of houses for sale.Just click on the location and all current new construction houses in Tooele County will populate your screen. Select those homes from the area in which you have an interest and call your agent. If you don’t have an agent give us a call.
No matter who has the listing, you will have access to the information agents use to suggest homes to tour .

Available homes are freshened every 15 minutes so you will be as up to date as anyone else searching for new homes on the internet.
The other component is buyer traffic. While traffic is still well above average the buying public has been somewhat turned off by lack of quality inventory.
The recent news of a temple being constructed in Tooele Valley created quite a stir. We expect that that fact, in conjunction to the nearness to Salt Lake City to have an abundance of buyer traffic in the near future.
We can anticipate builders and developers will increase the inventory with the construction of lots and new construction homes. We can look towards the number of projects being submitted for approval and preliminary plans created to submit to the Tooele planning/zoning commission.

The bottom line is this;
Because of the proximity to Salt Lake City, the availability of the land this close to the population center, Tooele County is a logical place for growth and new construction.

Buyer Demand Still Outpacing the Supply of Homes for Sale
The price of any item is determined by the supply of that item, as well as market demand. The National Association of REALTORS (NAR) surveys “over 50,000 real estate practitioners about their expectations for home sales, prices and market conditions” for their monthly REALTORS Confidence Index.
Their latest edition sheds some light on the relationship between Seller Traffic (supply) and Buyer Traffic (demand).
The map below was created after asking the question: “How would you rate buyer traffic in your area?”
The darker the blue, the stronger the demand for homes in that area. Only four states had a ‘stable’ demand level.
The index also asked: “How would you rate seller traffic in your area?”
As you can see from the map below, 25 states reported ‘weak’ seller traffic, 21 states reported ‘stable’ seller traffic, 3 states and Washington D.C. reported ‘strong’ seller traffic, and only 1 state reported ‘very strong’ seller traffic. This means there are far fewer homes on the market than what is needed to satisfy the buyers who are out looking for their dream homes.
Looking at the maps above, it is not hard to see why prices are appreciating in many areas of the country. Until the supply of homes for sale starts to meet buyer demand, prices will continue to increase.
