There are a number of different signals that indicate that supply of homes is not meeting the demand of home buyers. Here are 3 that I use to get a quick picture of the market.
Actual sales price as it relates to the asking price: The closer home buyers pay to the price the home is listed for, indicates limited choices of housing inventory. Starting in June of this year when houses in Stansbury Park sold @ 100% of asking price, the difference has never been more than 2%. So far this month, sales are closing at 99% of ask.
Days on Market: The fewer days a property sits on the market before it sells is another indicator that more inventory is needed. So far in October 2017 listings in Stansbury Park UT are selling in under 40 days.. Barely time to get financed and ready to move. This number is also skewed in that it represents new construction homes that will be bought prior to start of construction. Many homes have had multiple offers within hours of being listed.
Number of listings in correct price range: In stansbury Park Utah, 47% of the houses sold are priced between $150,000 and $250 thousand dollars in Stansbury Park. Only 11% of todays listings fall in that price range.
